Development Appraisal

Before commencing with uncertain development we highly recommend a comprehensive development appraisal be undertaken.  We start the process with a detailed site inspection where we incorporate drone photography to analyse the site and surrounding area.  After the site visit, we conduct a detailed desk-based analysis and report our findings in the form of a comprehensive written report.

The main purposes of the site planning appraisal are to;

  • Describe the main planning issues affecting the site’s potential for development

  • Consider all development strategies to securing development

  • Provide clarity over the opportunities and constraints available which conclude with a percentage chance of success

Axiom Planning provide one level of service to all our clients - an exceptional service with no compromise.  We will never undertake a project that we do not completely believe in and will advise where there is only a small chance of success.  As part of this, the site planning appraisal performs a critical role because it is the first chance to properly understand the challenge facing your site and proposed development in planning terms.  It does not matter if your site is beautiful, if, in planning terms, there is zero chance of securing planning permission for your desired development.  Herein lies the relevance of an appraisal.  There are a number of benefits arising from undertaking our site planning appraisals;

  • Informed judgement on the likely outcome of a planning application

  • Identification of issues early on which enables the formulation of strategic solutions to be implemented

  • Provides detailed information for consultants to provide accurate fee proposals against, removing the chance of any fee creep

  • Forms the first part of assembling an exceptional planning submission pack

It’s fundamental to begin a paragraph 80 process by understanding whether the site has the right ingredients to test rigorous tests of the policy. All too often, people think that a site will be suitable if the right design is produced but its not as easy as that.

We really appreciate the rigorous analysis that Axiom Planning provide within their appraisal work, which in turn, helps ensure that if we are to develop a para 80 scheme, it’s built upon a strong foundation. A well researched appraisal can be like building a case on rock, rather than sand.
