Newly Approved Paragraph 80e Dwelling in Kent
We are thrilled to announce a successful grant of planning permission under the newly created NPPF Paragraph 80e for our clients in Kent. This is quite probably the first Paragraph 80e dwelling in the Country and we are proud to have masterminded the successful planning strategy on what has been a challenging, yet rewarding project.
Paragraph 80 replaced Paragraph 79 on Tuesday the 20th of July 2021 when the latest National Planning Policy Framework (NPPF) was realised by central Government. Paragraph 80 allows for the development of isolated homes in the countryside where one of a number of circumstances apply. One such circumstance is criteria ‘e’ which supports design of exceptional quality, in that it:
is truly outstanding, reflecting the highest standards in architecture, and would help to raise standards of design more generally in rural areas; and
would significantly enhance its immediate setting, and be sensitive to the defining characteristics of the local area.
The site sits within the open countryside and consists of a dilapidated timber barn, located within a former working farmstead. The development demonstrates exceptional quality, and significantly enhances the immediate setting of the site whilst being sensitive to the defining characteristics of the local area in accordance with paragraph 80 of the NPPF. The development retains the form of the existing barn it will replace, with the addition of some contemporary architectural features such as the ‘eyebrow’ window serving the first floor living accommodation. The proposal also includes linked ancillary accommodation to replace a smaller existing outbuilding adjacent to the barn. The successful design was created by Hawkes Architecture and Squires Young Landscape Architecture.
This project required a strategic, and well-considered planning strategy to overcome adverse planning history prior to Axiom Planning joining.
